Social Housing Rents

BHC’s social housing rents are not income-based but set at levels designed to be affordable for most people receiving Centrelink benefits, lower-paid employment, or other low incomes. We strive to match household types (for example singles, couples) with appropriately sized apartments and the household affordability.

When you apply for housing with BHC, we will review your income (including Commonwealth Rent Assistance if applicable), as well as your location preferences and accessibility requirements. We then match these preferences with your affordability. Our goal is to provide affordable housing options that support the well-being and stability of our tenants. We aim for housing allocations which do not place tenants in financial hardship.

Below is an indication of current rents within our social housing portfolio (please note, actual rents may vary depending on factors such as location, amenities, and sometimes number of occupants).

Studio Apartment – $187 to $245 per week.

One Bedroom Apartment – $232 to $340 per week.

Two Bedroom Apartment – $284 to $382 per week.

Boarding Room rents

Rents for boarding rooms are set to be affordable for individuals on JobSeeker payments. Tenants in boarding rooms remain on the Queensland Housing Register to be considered for future vacancies with the Department of Housing and other community housing organisations. BHC has a strong track record of transitioning BHC boarding room tenants into our studio or one-bedroom apartments as their financial situation improves and suitable vacancies arise.

BHC Rent Setting Policy

BHC tenants participate in an annual review of their income and assets to ensure they remain within eligibility limits. This is essential to fulfill our obligation to provide housing for individuals and families on low to moderate incomes, who would otherwise find it challenging to rent in the private market.

The BHC Rent Setting Policy may change over time.
